Brought up in the construction trade and a native of Arlington, MA, Carl graduated from Boston College School of Management with a Cum Laude degree in Finance in 1986. First experience out of the construction trades, he entered the workforce at The First National Bank of Boston. There he had an extensive 7 year experience in private bank, real estate appraisal, workout & foreclosure and ultimately the real estate lending department. Thereafter, Carl managed a successful consulting practice to borrowers and lenders focused on debt restructuring, loan review and workout.
Since 1996, he spent a 22 year career as President & COO at The Hamilton Company principally charged with all day to day operations, all borrowing relationships and acquisitions. He acquired on behalf of Hamilton, over 70 properties and financed over $1 billion during his tenure in addition to many local from the ground up developments. Additional duties during his career at Hamilton included asset management responsibilities for its publicly traded entity, New England Realty Associates. There, Carl interfaced regularly with auditors, third party accounting firms, and its multiple shareholders .
As managing partner, Carl is principally charged with acquisitions and finance and implementing the business plan tailored to each property under management.

A first generation and only daughter of Italian immigrants, Sandra graduated Bentley College in 1989, becoming the first female in her family to get a secondary education. Sandra utilized her finance degree and became a 12 year veteran and Senior team leader at Equis Financial Group, managing a $30 million portfolio and underwriting team of 10. For the next 16 years she joined her family at Mirra Company, Inc a family owned and operated Construction and Utility Company operating throughout New England. As a key principal before the sale, she was involved in both the operating business line as well as controller for the related real estate enterprise.
Upon the sale in 2017, Sandra joined The Hamilton Company where she managed a 500 plus portfolio of market rate units throughout Arlington, Lexington, Winchester and Cambridge. She received high marks for achieving above average revenue increases all the while maintaining less than 1% vacancy throughout her 24 months.
As Managing Partner of ViceRoy, Sandra will be principally charged with all day to day operations of the real estate as well as spearheading all due diligence leading up to our acquisitions. Property management functions will include Juniper Square software for investor relations and the adaption of all properties into Yardi Voyager and the Yardi portal.
Mr. Fess joined Brookline Bank in May 2010 as Vice President. In August, 2011, he was promoted to SVP, Division Executive, Commercial Real Estate Lending and became President & CEO of Brookline Bank on September 21, 2016. From 1998-2010 he was a Senior Vice President in Commercial Real Estate Lending at Wainwright Bank & Trust Company serving as a member of the management committee responsible for strategic planning, new business development, and sales process improvements. Prior to that, from 1991-1997, he served as an Assistant Vice President at Grove Bank in Chestnut Hill until its acquisition by Citizens Bank, where he was also an Assistant Vice President from 1997-1998.
Mr. Fess holds a Masters of Business Administration from Providence College in Providence, RI, and a Bachelor of Arts in Economics from Boston University. Mr. Fess is also a graduate of the American Bankers Association Stonier Graduate School of Banking.
Mr. Fess serves of the Board of Directors for Supportive Living Inc., a nonprofit based in Woburn dedicated to supporting survivors of brain injuries.
As a Tax Partner at Gray, Gray & Gray, Kelly Berardi helps clients to develop and implement solid tax strategies in order to minimize their tax burden and then works to make sure they are in compliance with all applicable federal and state tax laws. Kelly’s dual background in accounting and law, along with her extensive experience in both corporate and individual tax planning, contribute to the ongoing success of her clients.
Kelly serves as a tax resource in real estate, private-equity-owned businesses, manufacturing, and food distribution. She is also a member of Gray, Gray & Gray’s Merger & Acquisition Practice Group, with responsibility for conducting due diligence and tax structuring of many deals. Kelly specializes in restructuring and re-organizations for Partnerships, S-corporations and C-corporations. Kelly also represents clients in federal, state and local audits. Kelly constantly monitors changes in the tax legislation in order to ensure the firm stays abreast of these changes and their potential impact.
Kelly began her accounting career with Deloitte & Touche LLP where she worked in the corporate tax practice. She also spent time in the private sector at a private equity firm and later joined a regional consulting firm prior to joining Gray, Gray & Gray in 2007.
A graduate of Northeastern University and New England School of Law, Kelly is a member of the Massachusetts Bar Association and is licensed to practice law in the state of Massachusetts. In addition, Kelly is in the process of obtaining an LL.M. in Taxation from Boston University School of Law and she serves on the Board of Directors as Treasurer for Learning Circle Preschool.
Principal owner Robert Verrone drew from his 23 years experience in the commercial real estate industry to found Iron Hound in 2009. His goal: to answer the changing needs of under-served commercial real estate owners in a down economy. Robert began his career at Bear Stearns, where he spent several years in the Commercial Real Estate Group. In 2002, he went on to develop and manage Wachovia’s Large Loan Group, which he grew to over $20 billion in loan originations by 2007. Prior to founding Iron Hound, Robert also served as Co-Head of Wachovia’s Real Estate Group, where he was responsible for managing approximately 600 employees and oversaw a debt portfolio valued in excess of $80 billion. Robert received a Bachelor of Arts degree from Moravian College.

Professor Munsell is a Master Lecturer in Strategy and Innovation. He teaches courses in real estate development and finance and has served as Trust Manager of Grove Property Trust since November 1998. He has also served as Trustee of Equity Residential. In addition to teaching, Professor Munsell has 22 years of experience in construction and management of residential and commercial property.
